Paul Jensen, JHS Architect, and Brady Smith from Rocky Mountain Engineering and Survey were in attendance to represent the application. Meeting today is a review for the new construction of offices on Clover Dell Road for TanaBell, a medical company. Plan is to go to bid this month, with a start date in July. PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans OUTDOOR ADVERTISING: Ray will supply the sign permit application. An electric sign is planned. LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list will be provided to the landscaping contractor. Trees need to be planted every 50’ on the 10’ frontage. STRUCTURES AND SITE LAYOUT: The revised drawings need to be turned into Sean. There will be 31 parking spaces. DRAINAGE: Stormwater drainage will be engineered and retained on site. There will be a storage pond on the west side of the building and there are small capture areas in the front of the building. PRETREATMENT: Not needed, there are no floor drains, only domestic waste. EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. ENGINEERING: Platting has been done. FIRE DEPARTMENT: Knox box will be required and a visible street address. 6” numbers should be large enough. BUILDING DEPARTMENT: Plans will go to Ray for approval. Basic floor plan was discussed with no basement. Residential sanitation carts will be used in the beginning. If they are not adequate a commercial dumpster will be implemented.
