Meeting today is a site plan review for a trailer sales lot. Project will take approx. 7 months to complete. A 36 x 56 building will be built for a service base for repairs and a sales office. Sidewalk requirement is 4’ across 4” deep with the approach being 6” deep. Rob Humpherys, 237.2430 will need to inspect before concrete is poured. Ordinance was adopted at the last City Council meeting to vacate the right-of-way on Laurel Lane. Residential cart will be used for trash collection. PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans OUTDOOR ADVERTISING: Ray will supply the sign permit application when you are ready. 4’ sign around the building facing Yellowstone and Laurel Lane. LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided. Gravel and bushes every 50’ is the plan. Slag from FMC is 6” to 8“ thick in the ground next to Yellowstone and would have to be jack hammered out in order to plant along Yellowstone. So the plan is to put 3’ around pots with a drip system for watering along Yellowstone with bushes planted in them. Along Laurel Lane the bushes will be in the ground. Tree is required every 50’ and they can be clumped together. STRUCTURES AND SITE LAYOUT: Plan Complies DRAINAGE: Stormwater drainage will be engineered and retained on site. A hole will be dug to retain the water when trailers are sprayed off. PRETREATMENT: Not needed, there are no floor drains, only domestic waste. EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. There will be 2 light poles in the parking lot. ENGINEERING: Street vacation has been done on two straggler sections of old unimproved right of way, platting of the vacated street rights of way has not been done and will be required. A short plat will be sufficient. Merlin Miller can help with the Knox box 237.3212. Eric or Merlin will get back with Rocky on which side of the building to display the “5030” address numbers. BUILDING DEPARTMENT: Plans will go to Ray for approval. Ray will get him an application for a building permit. POLICE DEPARTMENT: na BUSINESS LICENSE: Has a current license.
