HomeMy WebLinkAbout6.18.13 MaverikCity of Chubbuck Design Review June 18, 2013 Applicant: Maverik C-Store, Todd Meyers Address: 880 West Center Street, North Salt Lake, UT 84054 Present: Steve Smart, Mayor England, Paul Andrus, Sean Harris, Randy Severe, Tom Holmes, Ron Osborn, Eric King, Merlin Miller, Rich Morgan, Nelli Simmons PROJECT REQUIREMENTS Todd Meyer represented the application. They plan to demolish the Johnny B Good’s building located at 4564 Yellowstone, Chubbuck, ID 83202 and build a new Maverik Convenience Store with gas pumps. They are hoping to be under construction by the end of July. The new site will be built in 4 months. TRAFFIC SAFETY AND TRAFFIC CONGESTION: Steve discussed Idaho Transportation Department’s concern with the business approach onto Yellowstone. If the approach were to be 2 lanes, splitting the 40’ into a 2 lane approach, it would allow delivery trucks to make the turn in without encroaching into the outbound left turn lane. Todd commented that the striping can be changed and the only thing ITD has changed that he is aware of is the radius of the entrance. Maverik would be open to sharing an accesse with McKee’s Feed and Seed and the property to the north as it develops. OUTDOOR ADVERTISING: Sign permit will need to be from Ray. Yesco will be the sign company. LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided and the trees they will plant are on the approved list. A 6’ vinyl fence will be at the back of the property. STRUCTURES AND SITE LAYOUT: Site layout plans comply per Sean with minor adjustments to utilities. DRAINAGE: Stormwater drainage will be engineered and retained on site. PRETREATMENT: 1,000 gallon grease interceptor on the plans. Paul sent a pretreatment application and Todd will make sure the architect has it. EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. NEI out of Pocatello will be doing the lighting. The type of lighting they will use was discussed. Staff approves. ENGINEERING: Platting has been done and the easement has been added. Sean will supply a “will serve” letter. FIRE DEPARTMENT: Knox box will be required if they lock their doors. A visible street address is also required. BUILDING DEPARTMENT: Plans are with Ray for approval. POLICE DEPARTMENT: No issues NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Business license will take approx 2 weeks. Paul has supplied the application. DEVELOPMENT AGREEMENT (where required): Tom Holmes suggests a Development Agreement to finalize the shared access for future use.
