Leonard Jensen would like to construct a new building for an office warehouse at 285 Laurel Lane, Chubbuck, ID 83202.
This is the last lot he owns and the last corner lot. This building will be for his concrete business and storage. His son will be taking over the business so there are no plans to sell
this building. There are 5,000 sq feet in the warehouse and 800 sq feet in the office. The back of building will be gravel.
PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans
OUTDOOR ADVERTISING: No sign is planned. If that changes the sign permit will need to be from Ray.
LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided.
STRUCTURES AND SITE LAYOUT: Plan Complies. The building is set back 25 feet from Laurel Lane and Brook Lane. 20 feet on the south side of the building, 27 feet on the east side of the
building.
DRAINAGE: Stormwater drainage will be engineered and retained on site. All of the driveways will drain to the 2,000 sq feet of grass. All the run-off on the building will be put into
down spouts and buried underground.
PRETREATMENT: Not needed, there are no floor drains, only domestic waste.
EXTERIOR LIGHTING: Automatic turn on lights will be in the front of the building. Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Platting has been done.
FIRE DEPARTMENT: Knox box will be required and a visible street address.
BUILDING DEPARTMENT: Plans will go to Ray for approval.
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: When you move your business into the new building, please update your business license with Paul
DEVELOPMENT AGREEMENT (where required): NA
