Ray Griffin, Eric King, Merlin Miller, Rich Morgan
The meeting today is for site approval of new construction for the Big Dog headquarters and warehouse that will be located at 620 Pheasant Ridge Drive, Chubbuck, ID 83202.
Brad Barrott owner and Wes Morris employee at Big Dog were in attendance.
Brad explained this is going to be their Corporate Headquarters. The office space will be for the corporate team and storage space warehouse for solar panels and dishes. This building
will be 100% run off of solar power.
Big Dog owns lot 1 and lot 2, block 1 in Pheasant Ridge Townhouses Phase 2. Lot 1 will be entirely used while lot 2 only 30’ on the south side will be used at this time. They are hoping
to expand in the future. The warehouse will be 50’ x 90’.
PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans
OUTDOOR ADVERTISING: Sign permit application from Ray, building official.
LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided. Grass will be planted in the front of the building.
STRUCTURES AND SITE LAYOUT: There will be two accesses to Big Dog from Pheasant Ridge Drive. Shared access with Sinclair will be on the east side of the property while the west access
will ensure that semi-trucks can back straight in to unload. The joint approach should be 36 to 40 feet wide allowing 2 to 3 lanes. Smart explained the need to be radius not curb cut
approach.
There will need to be fence buffering on the back of the property.
Andrus discussed the need for 1 paved parking space for every 300 square feet of office space, 1 paved parking space for every 2 employees. 180 square feet is required per paved parking
space. Holmes explained it may be possible, because there is no retail with this office that the City Council may be able to grant a waiver for the number of paved parking spaces required,
work with Paul.
Dumpster enclosure with 3 sides will be required for the front loading truck. Gary Murphy, the city driver, is willing to come on site to show what works best for him.
DRAINAGE: Stormwater drainage will be engineered and retained on site. Smart commented to make sure there is not any run off into Pheasant Ridge Townhomes because there is a general
low spot.
PRETREATMENT: Not needed, there are no floor drains, only domestic waste.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Platting has been done and city infrastructure improvements made.
FIRE DEPARTMENT: Knox box will be required and a visible street address. Fire station would like a walk thru to see the “green” design and construction.
BUILDING DEPARTMENT: Plans will go to Ray for approval.
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: No permit needed / Business license: Will need to be updated when they move into the new building.
DEVELOPMENT AGREEMENT (where required): NA
