Meeting today is a preliminary review of the Events Center proposed to be built on Knudsen Blvd in Yellowstone Commons Division 2 Subdivision.
January 16 or so will be the Judicial Confirmation Hearing.
PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans. May be questions on who will build the access roads to the parcel.
OUTDOOR ADVERTISING: Ray will supply the sign permit application. They are looking at an electronic marquee for the side of the building and a sign on Yellowstone as part of the Knudson
Corner development.
LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided. There will be landscaping on the canal and at each partial. There will be a tree lined sidewalk from
Knudsen Blvd to the Event Center.
STRUCTURES AND SITE LAYOUT: The Event Center has an occupancy limit of 2,000. 101 more parking spaces need to be available to meet City Code. If the Event Center becomes successful hopefully
they will have a budget to buy more parking from Mr. Knudsen. City Council will make the decision regarding parking.
Smart suggested tie into Linden Avenue with this development.
From the Event Center it is 125 to 140 feet to the first home in the Misti Manor Subdivision. A 70’ strip of green will be part of the 125 to 140’.
DRAINAGE: Stormwater drainage will be engineered and retained on site. Stormwater will be adjacent to the canal. There will be a berm between the center and the residents in Misti Manor
Subdivision. When the pipe is buried a pond will built to allow for water to dissipate.
PRETREATMENT: There will be a 1500 gallon grease trap and an exhaust hood.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Holmes stated Zebe needs to get moving on the plat and the zoning change for the lot that needs to change from Agricultural to Commercial. Holmes would like a legal description
for the site. Mr. Knudsen needs to get his ownership in order.
FIRE DEPARTMENT: Knox box will be required and a visible street address.
BUILDING DEPARTMENT: Plans will go to Ray for approval. Garbage collection area has not been decided. The dumpster will need to be enclosed.
POLICE DEPARTMENT: No issues
