HomeMy WebLinkAbout10.22.13 Brookstone Est Div 1 lot changeCity of Chubbuck Design Review October 22, 2013 Present: Steve Smart, Mayor England, Paul Andrus, Randy Severe, Tom Holmes, Ray Griffin, Eric King, Rich Morgan, Nelli Simmons, Councilman England Smart explained he had received a call from Rocky Mountain Engineering last week that Rockwell Development in Brookstone Estates Division 1 want to change the middle boundary between lots 8 and 9 in block 3. Steve talked to Tim Shurtliff from Bannock County and his suggestion was using what Bannock County and the City of Pocatello use called a “Property Line Adjustment” along with a Record of Survey. A statement is put on the Record of Survey that the change is approved by a committee. City of Chubbuck could do a Record of Survey with a Property Line Adjustment and have the Design Review Committee approve. A Record of Survey is easier to track because it is filed by the section. Andrus asked about the minimum frontage requirements on a twin home lot. If the Property Line Adjustment does not violate the front yard minimum width requirements there was no opposition from any members on the Design Review Committee for Rockwell Development to change the middle boundary between lots 8 and 9 in Brookstone Estates Division 1, block 3. P.S. The minimum lot frontage for a twin home lot is 75% of the minimum lot width for the zone in which the lot is located. The minimum lot width for R2 is 60 feet and 75% of that is 45 feet. The lot width, at the building setback (this is on a cul-de-sac) appears to be at least 45 feet which would comply. A call was placed to Jay at RMES informing him that the property line adjustment must meet this criterion.
