PROJECT REQUIREMENTS
Marshall Rossiter, architect; Kyle Anderson, builder and Gina Underwood, owner were here representing the project.
The application is for an expansion of 2400 sq ft to the building with a new entrance and approx 10,000 sq ft to the parking lot.
TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans
OUTDOOR ADVERTISING: If new signage is planned the permit will be obtained from Ray.
LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list will be provided. After the building foundation is poured the parking lot will be paved in the middle of October before
the building is built.
STRUCTURES AND SITE LAYOUT: Plans comply. 26 new parking spots. 2400 sq ft will be added to the building. Abandonment of the water service at the main in the street will be required.
DRAINAGE: Stormwater drainage will be engineered and retained on site. Marshall has his storm water certification. Steve Smart explained the bio-infiltration component that is now required
by the EPA. The new swales will need a soil/compost mixture in the bottom. Merrill Quayle at the City of Pocatello and Mitch Greer with Rocky Mountain Engineering are very up to date
on the new swale requirements.
PRETREATMENT: Not needed, there are no floor drains.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Platting has been done.
FIRE DEPARTMENT: Fire hydrant is already in place.
BUILDING DEPARTMENT: Plans will go to Ray for approval. He will also need electrical drawings for the electrical permit.
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: No wastewater permit required. Gina has a business license.
DEVELOPMENT AGREEMENT (where required): Not required
