PROJECT REQUIREMENTS
Dean Briggs with Briggs Engineering, Inc is here to represent United Metals plans to build a 20,000 sq ft steel building housing a metal recycling operation on the northeast corner of
Siphon Road and Industry Way.
TRAFFIC SAFETY AND TRAFFIC CONGESTION: The Siphon Road right-of-way will need to be 80 feet. Access to the facility will be from Industry Way.
OUTDOOR ADVERTISING: Sign permit will need to be obtained from Ray Griffin or Paul Andrus. On site signage will primarily be on the vertical faces of the main processing portion of the
building. Additional signage may be requested in the future along Siphon Road for directional and informational purposes.
LANDSCAPING: The presentation at the Land Use meeting indicated a berm with trees on Industry Way and Siphon Road. A new landscaping plan will be supplied to the city.
STRUCTURES AND SITE LAYOUT: A fence will surround the building and yard, stopping just short of the railroad tracks. The second phase will have a storage building housing pipe that will
go out on the rail to Portland Oregon.
DRAINAGE: City staff may need to make some changes to the Portneuf Valley Water Quality Design Manual. Communication will be kept engaged.
PRETREATMENT: Not needed, there are no floor drains, absorbants are used.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. The majority of the exterior lighting is provided by down directed light fixtures on the building. The
hours of operation do not require intense lighting. Exterior lighting is primarily used for security.
ENGINEERING: Platting has been done.
FIRE DEPARTMENT: Knox box will probably be on the structure not the gate. Industry Way address needs to be visible from the street. Fire hydrant will be maintained by the city. Applicant
will more than likely extend the hydrant line to both hydrants on Siphon Road and Industry Way.
BUILDING DEPARTMENT: Plans will go to Ray Griffin for approval. The same plans for Chubbuck’s facility are being used in Mountain Home.
Still need to decide if trash containers will be inside the end of the building or in an enclosed area outside the building. Bear in mind the container is emptied with a front end loading
truck. Ray Griffin will work with applicant to decide the best location.
They will comply with 2009 building codes.
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: United Metals will need to apply for a business license.
DEVELOPMENT AGREEMENT (where required): NA
