Present: Steve Smart, Paul Andrus, Randy Severe, Tom Holmes, Rich Morgan, Ray Griffin, Eric King, Merlin Miller
Craig Miller would like to build a condominium style warehouse with offices and half baths in the front portion of the building on both sides. Craig will occupy one half and rent out
the other. The location for the proposed warehouse is 4965 Brook Lane, Lot 6, Block 2, Frasure Industrial Park 1st Addition. Mr. Miller would like to start construction on March 5th,

PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: Traffic concerns are in compliance. Off street parking consists of seven (7) spaces.
OUTDOOR ADVERTISING: If plans change and you decide to have a sign, get with Ray Griffin.
LANDSCAPING: Landscaping will be required in the front of the building. Paul will supply the list of acceptable trees. Ray mentioned the water runoff will need to be from the parking
area into the swale.
STRUCTURES AND SITE LAYOUT:
DRAINAGE: A swale is required in front of the building to catch the water draining from the hard surface.
PRETREATMENT: No kitchen on site. Ray asked about the trench drain with grate that is on the plans. Paul mentioned whatever drains from the building cannot end in the sewer without going
through an interceptor. Smart explained a flat floor with a small drain would be acceptable going to the sanitary sewer. If the floor is sloped to a drain the grease interceptor connection
will need to be done. City will need a commitment on what type of drain system will be built before plans can be approved.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Separate water and sewer services would eliminate water turned off if one party does
not pay their utility bill if lot is sold in 2 parts If condominium style is what you want to build the area
will have to be plated to be sold separately.
FIRE DEPARTMENT: Addressing will need to be visible. If condominimized the A & B in the address will also need to be very visible. Knox box is required.
BUILDING DEPARTMENT: Applicant has an NOI permit. Stormwater training class has been taken by applicant.

POLICE DEPARTMENT: No issues.
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Applicant has a business license. Paul will get applicant a Residential Wastewater Permit application.
