PROJECT REQUIREMENTS
Rodney Burch would like to build a new office building in Afton Meadows Subdivision. The address is 4731 Afton Place, Chubbuck, ID 83202. Dr Stoddard’s Med Spa and Insurance Designers
will take over the building that Dioptra is occupying now. That address is 4751 Afton Place.
They are essentially building the same floor plan but taking out a couple of interior partitions.
The new building will have access to the 32 parking common spaces for those three lots/buildings. The parking requirement was calculated using all of the common parking space with the
1 to 300 ratio. Rodney will supply Paul a copy of the recorded covenants for the plat of Afton Meadows Subdivision regarding access to the common parking.
Erosion and Sediment Control permit has been issued.
The City of Pocatello needs to review the electrical and plumbing plans and then a building permit can be issued.
There are 2 sections of sidewalk at the existing building (4651 Afton Place) in Afton Meadows Subdivision that still need to be replaced but there is a guarantee in place for the work
to be done in the spring.
The dumpster sits where a car cannot park in the farthest west parking stall so the pad will be moved to the west.
TRAFFIC SAFETY AND TRAFFIC CONGESTION: As per plans
OUTDOOR ADVERTISING: Sign permit will need to be from Ray.
LANDSCAPING: 5% of the paved area needs to be landscaped. Tree list was provided.
STRUCTURES AND SITE LAYOUT: Plan complies
DRAINAGE: Stormwater drainage will be engineered and retained on site.
PRETREATMENT: Not needed, there are no floor drains, only domestic waste.
EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass.
ENGINEERING: Platting has been done
FIRE DEPARTMENT: Knox box will be required and a visible street address.
BUILDING DEPARTMENT: Ray has the plans
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Business license is current for 4751 Afton Place. The
address will be updated on the license when Dioptra moves to 4731 Afton Place.
DEVELOPMENT AGREEMENT (where required): NA
