Bryce Jolley with Harper Leavitt Engineering presented the proposal. They are proposing an RV storage yard, Chubbuck RV Storage, on the south side of East Chubbuck Road in the 400 block.
There will be approx 80 storage areas for the RVs. They are considering this a temporary business until the land sells.
PROJECT REQUIREMENTS
TRAFFIC SAFETY AND TRAFFIC CONGESTION: The national average is that 2.5 times a year each RV will be moved in and out of the storage area. The radius approach will be needed if a business
is built on the lot closer to Chubbuck Road. Existing approach approved for use for RV storage minimum of 20’.
OUTDOOR ADVERTISING: Sign permit will need to be obtained from Ray.
LANDSCAPING: City Code states the 20’ retention area will need a minimum 6’ tall solid fence on the East and South sides and screening fence on the North. A 10’ landscaping strip will
not be required.
STRUCTURES AND SITE LAYOUT: Roads in the RV storage may be 30’ wide meeting fire requirement of 20’. The lot and roads will be compacted gravel.
DRAINAGE: Storm water drainage will be the 20’ retention area.
PRETREATMENT: No structure
EXTERIOR LIGHTING: Lighting is not in the plans. If those plans change the lighting is required to be shielded to prevent light trespass.
ENGINEERING: Platting has not been done and not required without a structure.
FIRE DEPARTMENT: Address will need to be issued and be visible, possibly on the sign. How customers will enter the facility is still unknown. No fire hydrant will be required unless
there is a structure built or someone is living on site. The fire hydrant would need to be installed before any new development begins.
BUILDING DEPARTMENT: No issues
POLICE DEPARTMENT: No issues
NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Business license will be required.
DEVELOPMENT AGREEMENT (where required): Layout #1 was approved.
