Address: 4555 Burley Drive, Chubbuck, ID 83202 Present: Steve Smart, Mayor England, Paul Andrus, Randy Severe, Tom Holmes, Ray Griffin, Eric King, Rich Morgan Scott Harris and Jeff Hawkes would like to build a 150 unit multifamily housing project called Hawthorne Garden Apartments at 4170 Hawthorne Road. The project includes parks, paths, recreational facility, basketball courts and pool. HUD paperwork needs to be wrapped up before the Fire Department can burn down the home. Asbestos will need to be cleaned out. General Growth, Pine Ridge Mall, has sent a proposed agreement to SHJH, LLC for use of the mall access road. PROJECT REQUIREMENTS TRAFFIC SAFETY AND TRAFFIC CONGESTION: Shared access with Ridge Wind Assisted Living would make a better access. Hawkes is working on it. Have an agreement to design shared access if Ridge Wind changes. OUTDOOR ADVERTISING: On site sign will need to go through Ray for a permit application. LANDSCAPING: Tree list was given to Hawkes. STRUCTURES AND SITE LAYOUT: King had a question on the radius in the parking lots in the corners. Mitch will get the info to the Fire Department. Fire Trucks are 40’ long; minimum radius is 20’. DRAINAGE: Stormwater drainage will need to be maintained PRETREATMENT: If there are cooking facilities in the club house pretreatment equipment will be required. EXTERIOR LIGHTING: Lighting is required to be shielded to prevent light trespass. ENGINEERING: Platting was not needed. FIRE DEPARTMENT: Addresses will need to be seen from the street and visible on each building with contrasting colors. Club house will need a knox box. Fire Department will need the final plans for fire hydrant locations. BUILDING DEPARTMENT: Sanitation driver for the city was concerned with being able to access the dumpsters. The plans show 3 dumpter pads with 2 dumpters on each pad. Steve suggested to Ray to calculate the cubic yard per week per living unit to get a better idea of how many dumpsters will be adequate POLICE DEPARTMENT: No issues NONRESIDENTIAL WASTEWATER PERMIT/BUSINESS LICENSE: Nonresidential wastewater Permit will need to be completed. If the units have a management company, they will need a business license.
