Present: Steve Smart, Paul Andrus, Randy Severe, Tom Holmes, Ray Griffin,
Merlin Miller, Rich Morgan. Scott Harris attended representing the applicant.
Today’s meeting is to get an update on the progress of building a 150 unit multifamily housing project called Hawthorne Garden Apartments at 4170 Hawthorne Road. The project includes
parks, paths, recreational facility, basketball courts and pool.
Scott Harris was in attendance today and brought new, updated plans for the project. Two of the buildings and the club house are their planned first phase.
Griffin mentioned the plumbing fixture count needs to be broken down by each building so we can verify the meter size.
Griffin needs totals for what the project is going to cost so he can work up the building permit. He will issue a building permit for each building and he needs to know if carports for
each building be included in the permits. Certificate of Occupancy will be issued for each building separately. Harris stated they can go along with whatever Ray suggests for the permits.
Tentative date for closing on the HUD loan is January 30, 2013. HUD will need verification from the City that the building permit has been or will be issued so they can close the loan.
Smart suggested the building permits could be issued with the condition that the fees be paid and the permits are signed by the building official and the applicant.
HUD will also need verification from the City that the plans have been approved and are the same plans that were submitted to the City. Ray will write a letter at the time he approves
the plans for SHJH, LLC to give to HUD.
Griffin reminded Harris that a Stormwater Permit, and Notice of Intent through the EPA will need to be issued. There is a 14 day waiting period on the NOI.
Scott Harris will have Jeff Hawkes get Ray the cost total for Hawthorne Garden Apartments.
