HomeMy WebLinkAbout11-29-11 The Real Apostolic ChurchCity of Chubbuck Design Review November 29, 2011 Applicant: The Real Apostolic Church – Pastor Seth Mena Address: 134 East Linden Present: Steve Smart, Paul Andrus, Ray Griffin, Merlin Miller PROJECT REQUIREMENTS Pastor Seth Mena with the Real Apostolic Church would like to use the building located at 134 East Linden as a meeting facility for their church. The contract will be an owner carry so in the beginning the church will only be using about the front 49 feet of the building. The previous owner still has equipment and material stored in the back of the building. They are planning on having 4 to 5 benches in the chapel area with each bench holding 7 to 8 people. Future plans will allow paving more area around the building and utilizing more space inside the building. TRAFFIC SAFETY AND TRAFFIC CONGESTION: In compliance OUTDOOR ADVERTISING: Sign permit has been given to Seth. In the beginning they will hang a sign on the outside of the building, preferably on the west side. LANDSCAPING: Maintain what is there. If there is expansion of the use in the future landscaping will need to be reevaluated. A copy of Landscaping Ordinance and Tree List was given to Pastor Mena. STRUCTURES AND SITE LAYOUT: The paved area, 8 parking spaces, meets the minimum requirements with the current congregation, 1 parking space for 5 seats. As the congregation grows and more benches are being used the parking will need to be discussed again. DRAINAGE: The gravel parking area will take care of the run-off now. Storm water run-off will need to be maintained when the parking lot is paved. PRETREATMENT: No kitchen on site. EXTERIOR LIGHTING: Light shielding is required. ENGINEERING: Existing building and platting is not triggered. FIRE DEPARTMENT: Knox box and visible street address. Fire extinguisher near the entrance is the requirement for how the building is being used now, expansion will require more extinguishers. BUILDING DEPARTMENT: Ray reminded Pastor Mena of what they discussed at the inspection: Front door hardware needs to be changed. Exit door cannot have dead bolts. Any remodeling being done will need to be thru permitting. The previous owner has 5 years to remove what is there now but be aware of what is being stored. 1 emergency light in the building as it is being used now. No exit sign now, when occupancy exceeds 50 you will need 2 exits with exit signs. Inspection will need to be done when the gas is turned on. Conditional Use Permit will be required. December 5, 2011 is the deadline for the application to ensure being on the agenda for the January 3, 2012 Land Use meeting.
