HEARING
CITY OF CHUBBUCK,
IDAHO
NOTICE IS HEREBY GIV-
EN that the Land Use & De-
velopment Commission of
the City of Chubbuck, Idaho,
will conduct a Public Hearing
at 7:00 pm on November 10,
2020. Due to COVID-19 and
CDC best practices for social
distancing, the public meeting
will occur via web -conference
and telephone. Details on how
to attend the meeting and par-
ticipate are found below. Pub-
lic hearings will be held with
respect to the following item:
1. An application for annex-
ation of approximately 3.32
acres of land into the City of
Chubbuck and to include the
property in the Limited Resi-
dential (R-2) Zone. The Com-
prehensive Plan Future Land
Use map designates this area
for Mixed Use and Medium
Density Residential develop-
ment. The subject property
is in the SW 1/a of Section 4,
Township 6 South, Range 34
East of the Boise Meridian,
Idaho. The affected parcel,
83853005606, is generally lo-
cated on the north side of An-
gela Street between Philhin
Road and Hiram Avenue. Type
of Action: Recommendation.
2. A proposal by city staff
to revise an existing chap-
ter of City Code, 18.06 Land
Use Definitions, setting forth
new definitions for accesso-
ry dwellings, awnings, cano-
pies, condominiums, Z lots,
pedestrian ways, residential
structures (townhouses, twin
homes, patio homes), and
various sign types; to revise
definitions for planned unit
developments, residential
structures (single household
dwelling, duplex, apartment
building), signs, and zero lot
line residences (attached and
detached); to rename adult
businesses as sexually ori-
ented businesses to be con-
sistent with Chapter 5 of City
Code; to add illustrations for
Z lots and detached zero lot
line residences; to delete the
definition of residential rental
dwelling; to amend Section
AD# 42729

Any and all persons may reg-
ister comments, protests, or
agreements on the hearing
subjects being considered.
Oral testimony concerning
these proposals may be of-
fered at the public hearing.
Commission may limit oral tes-
timony. Written testimony must
be received by jbowers@city-
ofchubbuck.us at least 7 days
prior to the hearing, shall com-
ply with standards established
in City Code 18.28.020.D.7.,
and shall be considered pub-
lic record.
