NOTICE OF PUBLIC HEARING
CITY OF CHUBBUCK, IDAHO
NOTICE IS HEREBY GIVEN that the Land Use & Develop-
ment Commission of the City of Chubbuck, Idaho, will con-
duct a public hearing at 7:00 PM on June 9, 2020 a1 Chub -
buck City Council Chambers, 5160 Yellowstone Avenue,
Chubbuck, Idaho, with respect to the following item:
1. An application for annexation of approximately 9.64 acres
of land into the City of Chubbuck and 6.79 acres of the prop-
erty in the Limited Commercial (C-1) Zone and 2.85 acres
in the Dense Residentlal (R 4) Zone. The Comprehensive
Plan Future Land Use map designates this area for Mixed
Use development and a small portion for Medium Density
Residential development. Property is in the SW �/4 of Section
4, Township 6 South, Range 34 Last of the Boise Meridian,
Idaho.The affected property is generally located at the north-
east corner of the intersection of Philbin Head and Chubbuck
Road. Type of Action: Recommendation.
2. An application for a Conditional Use Permit for an Animal
Care Site for Dog Boarding on a portion of a lot with approx-
imately .78 acres of land. Subject property is a portion of Lot
10 of Bonnie Brae Acres, generally located at 134 E Linden,
Chubbuck Rd. The property is currently zoned General Com-
mercial (C-2), Type of Action: Land Use decision.
3. A proposal by city staff to replace an existing chapter of
City Code, 18.20 Planned Unit Developments (PUDs), with
a rewritten Chapter 18.20, setting forth new eligibility, pro-
cedures, standards, requirements, incentives, and other cri-
teria for future PUDs within the City of Chubbuck; to amend
Sections 18.06.180 and 17,08,120 regarding the definition of
a PUD; to amend Section 18.08.010 Enumeration of Districts
regarding the purpose of the PUO zoning district; to amend
Section 18.08.030.D General Controls by District 10 include
the Creative Community zoning district; and to amend Sec-
tion 17.20.090 Planned Unit Developments with terminology
consistent with amendments proposed 10 Chapter 18.20.
4. A proposal by city staff to revise an existing chapter of City
Code, 18.06 Land Use Definitions, setting forth new defi-
nitions for accessory dwellings, awnings, canopies, con-
dominiums, Z lots, pedeslrianways, residential structures
(townhouses, twin homes, patio homes), and various sign
types; to revise definitions for planned unit developments,
residential structures (single household dwelling, duplex,
apartment building), signs, and zero lot line residences (at-
tached and detached); to rename adult businesses as sex-
ually oriented businesses to be consistent with Chapter 5 of
City Code; to add illustrations for Z lots and detached zero lot
line residences; to delete the definition of residential rental
dwelling; to amend Section 18.08.040 Schedule of General
Controls, Residential Dwellings, with consistent terminology
for accessory dwellings and zero lot line residences (abutting
or detached); and to amend the definition of condominiums
in Section 16.08.04 and Section 17.08.04 of City Code to be
consistent with the terminology proposed in Chapter 18.06.

A complete description of each item is available to the pub-
lic on request at the City Office. Commission packet will be
available at the City Office on June 2, 2020, Any and all per-
sons may register comments, protests, or agreements on the
hearing subjects being considered. Oral testimony concern-
ing these proposals may be offered at the public hearing.
Commission may limit oral testimony. Written testimony must
be received by the Planning Department at least 7 days pri-
or 10 the hearing, shall comply with standards established
in City Code 18.28.020.D,7., and shall be considered public
record.
City Hall and the City Council Chambers are accessible for
persons with disabilities. Any person needing special accom-
modations to participate in the meeting should contact the
City Planner, Paul Andrus at 208.237.2430 at least 24 hours
prior to the meeting.
