Site Plan Approval.
Present: Mayor John O. Cotant, Attorney Thomas J. Holmes, Stex;e Smart, Ken Quinn, Jean
Higgins, Ron Conlin and Ray Griffin.
Craig Barnes, Brennan Construction was present to present the updated Tastee Treet II site plan.
Mr. Barnes stated they would like to the Tastee Treet II open in 90 days.
Steve Smart stated the development agreement between the City and Tastee Treet II owners has
been executed.
Discussion about swales.
The site plan Design Review Committee approved the site plan as presented with the following
conditions:
1. Storm drainage is required to be contained on site.
2. All utility easements be executed as required.
3.10' landscaping requirement with automatic sprinkling.
4. Required to cap water well on site as required by the City Codes and State
Law. Mr. Barnes was asked to show PWD Smart how the abandon water well
will be capped.
5. Required to present proposed sign to Design Review Committee when ready.
6. Dumpster pad is required.
7. Knox box is required.
8. Clear address that can be seen fi.om Yellowstone Ave on building.

DESIGN, REVIEW ,MEETING, APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the Mayor, Building Official, City
Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required.
The Design Review Team meets every Tuesday morning between the hours of
10:30 and 11:30 AM.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuek. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (10) ten sets of drawings, (8 1/2 X 11), at least eight days in
advance of your scheduled meeting. Formal review of your plans or project by City
Staff is conducted after formal application. Once you schedule your Design Review,
it is very important to keep that appointment so others can be scheduled accordingly.
