Site Plan Approval
Present: Mayor John O. Cotant, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Jean
Higgins, Randy Severe, Ron Conlin, Ray Griffin, Merlin Miller, Jason Mendenhall and
Eric King.
Casey Osterhout presented a site plan for a mobile audio business at 5050 Yellowstone Ave.
Mr. Osterhout said the sidewalk along Laurel Lane is finished and the sprinkler system is installed.
Mr. Osterhout said he is working on the landscaping.
Mr. Osterhout said the only problem he is having is being able to remove the Yellowstone Ave.
approach and completing the landscaping behind this sidewalk, this will encroach on his
required parking spaces.
Design Review Committee was in agreement that there is enough landscaping without the 10'
behind the sidewalk where the Yellowstone Ave approach is.
Design Review Committee approved the site plan subject to the following:
1. Approach on Yellowstone Ave is required to be removed prior to May lst, 2005.
2. 10' landscaping with automatic sprinkling system required along Yellowstone Ave.
with exception of landscaping where the approach was.
3. The site triangles are required to be clear.
4. Required to install sidewalk, curb and gutter from Yellowstone Ave along Laurel Lane
to the back of office building.
5. Sign will stay as is.
6. Clear address on front of office building.
7. Required to have a knox box.
8. Approval of Fire Marshal's walk through of the office building.
