February 3rd, 2004

SWC 1-86 & Yellowstone Ave.
Site plan approval for the balance of the development,
excepting Wal Greens.
Present: Mayor John O. Cotant, Attorney Thomas J. Holmes, Steve Smart, Randy Severe, Jean
Higgins, Eric King, Ray Griffin, Ron Conlin, Merlin Miller and Larry Kohntopp.
Brian Huffaker, Hawkin's Company was present to discuss proposed site plan.
The preliminary plat is on Land Use and Development Commission's Agenda tonight.
Brian stated Hawkin's Co. will try to locate the landscaping in the back of businesses b,c,d & e so
that the back doors are not blocked from view for security reasons.
Hawkins Development does not know for sure what businesses are coming to Brenenam Square,
other than Wal-Greens.
Design Review Committee approved the site plan subject to the following issues being resolved:
1. Storm water retention - Brian stated Wal Greens will take care of theirs, the other pads
will take care of their storm water retention..
2. Required to have landscaping with automatic sprinkling.
3. Right-of-way on Yellowstone - Steve asked, does the City exact the right-of-way
from developer or does the State. Brian felt the right-of-way issue is taken care of.
4. Hawkins Company is working with Harvey Pickens on the existing easement to
Brenenan Road.
5. The first seven parking places Hawkin's Co. show on the site plan are required to be
removed, because there should be no back out parking to the right at the Yellowstone
Ave entrance. Brian stated Hawkins Co. will investigate removing all the parking
places on the south side of Pad 2.
6. There should be a minimum of a 30' street type approach on Yellowstone Ave.
7. No left turn on Yellowstone Ave.
