LOCATION: 4823 Valenty Road PURPOSE FOR REVIEW: This is a non-conforming use as a residence. The owner wishes to refinance and in order to do so is willing to change the use to commercial and conditionally permit the residence in order to qualify for a rebuild rate of 100%. PRESENT: Mayor John O. Cotant, Attorney Thomas J. Holmes, Richard Webb, Eric King, Ron Conlin, Jason Mendenhall and Larry Kohntopp. Mr. Benedetti presented his proposed site plan. Larry Kohntopp explained Mr. Benedetti is moving his office from Pocatello to his residence on Valenty Drive and is required to bring up his residence to commercial standards, probably including complying with the ADA Standards. Vince Benedetti asked for an extension of time for curb, gutter and sidewalk requirement. Mr. Benedetti wants to refinance his home, the bank will not do it without something in writing stating 100% of the home will be paid back in case something happens to it, Mr. Benedetti said he understands why the ordinance, but feels he is being treated differently because he the only person in town that cannot refinance his home. Larry Kohntopp was directed to check around with City of Pocatello and Idaho Falls, they have ordinance addressing this concern. Larry Kohntopp will also check with Chubbuck Land Use and Development Commission about their feelings on the ordinance. City Staff will get back with Vince Benedetti. CITY OF CHUBBUCK, IDAHO DESIGN REVIEW MEETING APPLICATION The purpose of this application is to establish a meeting and review time with the City of Chubbuck Design Review Team consisting of the: Mayor, Building Official, City Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon. This team will work in unison, with you, to establish the criteria for your project as it relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an informal review amis only conducted on submitted applications. This is a review team not a design team. Provide (6) six sets of drawings at least eight days in advance of your scheduled meeting. Formal reviews of your plans or project by City staff is conducted after formal application. Once you make your appointment and it is verified, it is very important to keep that appointment so others can be scheduled accordingly.
