NOTICE OF PUBLIC HEARING
NOTICE IS HEREBY GIVEN
that a public hearing will be con-
ducted by the Chubbuck Planning
and Zoning Commission, at 8:00
P.M. on May 10, 1979, in the
Chubbuck city Offices, 5160 Yel-
IOwStone, regarding each of the
following items:
(a) comprehensive plan, (b) land
use ordinance, (c) land develop-
ment ordinance, and (d) land im-
provement standards ordinance.
The purpose of the hearing on
each item is to determine wheth-
er the Commission should recom
mend that .it be adopted. by the
Chubbuck City Council. All inter-
ested persons are invited' to 'at-
tend and to express their views.
Further information about each
item appears below:
A. Comprehensive Plan. This
item is re'q'uired by the' Idaho Lo -
Cal Planning. Act of 19.13. A draft
pian has been presented to the
public and subjected to numerous
hearings by the Commission and
Council. Due to changes made
during those hearings, the draft
plan has been revised; and the
final plan incorporating such
changes will not be subject to re-
hearing. The plan deals with sub-
jects of population, housing, eco-
nomic development, natural re-
sources, hazardous areas, special
area or sites, transportation, pub-
lic services, facilities and utili-
tiles, recreation, land use and
community design. It includes a
future land use scheme, future
street plan, future sewer and wa-
ter line system and future parks
plan for the City of Chubbuck
and area of city impact (estab-
lished by prior ordinance of the
city). The land use scheme will
be implemented as provided in
the land use ordinance discussed
below. The street, sewer, water
and park provisions involve dedi-
cations by developers and will be
implemented by the land develop-
ment ordinance described below.
B. Land Use Ordinance. This
item is intended, in part, to com-
ply with the requirement of the
Local Planning Act, that cites
adopt zoning ordinances in con-
fOrmity with their comprehensive
plans. A draft version of this or.
dinance has been presented !Q
the public and subjected to nu-
merous hearings by the COmmis-
slon and Council. Due to changes
made during those hearings, and
other changes made in meetings
after the hearings, the draft ordi-
nance has been revised; and the
final ordinance incorporating all
such changes will now be subject
to rehearing. The ordinance pro-
vides for Simplified zoning by
creating two residential and Iwo
commercial district classifications
as well as agricultural and indus-
trial districts. some existing zon-
ing classifications will be
changed. The ordinance defines
and regulates production dwell-
ings including mobile homes. The
ordinance establishes general and
supplemental land use controls.
The ordinance further provides
for a design overlay district in
commercial and industrial areas.
