Box 3000 Lacey, Washington 98509 1-800-448-1130 DATE: October 29, 1996 APPLICANT: Ken James, Lacey, Washington Robert Wilkes, American Falls, local manager PROJECT: Mobile Home Sales at 4545 Yellowstone Ave. Present: Mayor John 0. Cotant, Attorney Holmes, Steve Smart, Ron Conlin, Cary Campbell, Kent Kearns, Larry Kohntopp, Jerry Rowland and Charlie Dickman. Lamplighter Homes, Inc. has a five year lease from Hugh Hadley. Mr. James said there is plenty of room for the trucks to turn around without holding up traffic on Yellowstone Ave. Mr. James said there will be no stopping of traffic on Yellowstone Ave. The following was discussed: 1. The exiting accesses will be used, with no additions. 2. The area the mobile homes will be parked, will be a gravel or slag surface. 3. Mobile Homes coming or going will create no traffic hazard on Yellowstone Ave. 4. Discussed sign requirements. Mr. James showed what the sign will look like. Mr. James stated, the sign will meet all sign requirements. 5. Mr. James said grass will be installed along Yellowstone Ave., along with an assortment of trees. A sprinkler system is required. 6. Discussion about water and sewer for the office. Mr. James stated he will hook to city sewer and water system. He will work with Steve Smart to see best way to hook up. 7. Mr. James said he will landscape to the south of the property also. 8. Mr. James stated there will be fencing installed on the back of property. Mr. James said he would like to get started before bad weather sets in. DESIGN REVIEW MINUTES - (cont.) October 31, 1996 A building permit will be issued subject to 1) Lamplighter Homes, Inc. realizing that a 20' radius approach might be required on Yellowstone Ave. Will be determined on a wait and see basis. 2) Lamplighter Homes, Inc is required to contain their storm and irrigation water. 3) Lamplighter Homes, Inc. complying with Landscaping requirements, including grass and trees, with sprinkler system installed prior to June 1, 1997. 4) Complying with all other City Codes.
