Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steven Smart, Cary Campbell,
Jerry Rowland, Eric King, Ron C. Conlin, Jim Phelps and Gerd Dixon.
Cary Campbell presented a preliminary site plan.
Discussion about what Cary should require on landscaping, maybe a partial green area.
One of Yellowstone Ave. accesses will be eliminated.

APPLICANT: Paul Butler, Sam Butler and Steve Vigliaturo
PROJECT: Expansion of the development of the Vigliaturo Project
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steven Smart, Cary Campbell,
Jerry Rowland, Eric King, Ron C. Conlin, Jim Phelps and Gerd Dixon.
Gary Chisum, Pro -Builders was present to address questions on site plan.
Discussion about no accommodation for storm drainage on site plan.
Discussion about paving.
Cary Campbell said there are no changes in design from their original plan.
Mr. Chisum was directed to present the site plan addressing the storm drainage issues next
Tuesday, August 18, 1998.

DESIGN REVIEW SUBJECT: Relocation of gas pumps and addition of canopy
DATE: August 11, 1998
APPLICANT: Dave Nutting, Big Bear Chevron - 4259 Yellowstone Ave.
PROJECT: Relocation of pumps, along with new canopy
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steven Smart, Cary Campbell,
Jerry Rowland, Eric King, Ron C. Conlin, Jim Phelps and Gerd Dixon.
Dave Nutting, Big Bear Chevron and Architect Steve Wallace were present with a site plan of
the project.
Mr. Nutting was told he did not show any kind of RV Dump on any of the original plans.
Staff was in agreement the landscaping and drainage plans are okay.
Mr. Nutting gave the City a check for I 10% of the bid, for unfinished items, which must be done
by October 15, 1998, if not finished the City will contract for completion.
The following conditions were required:
1. The RV dump is required to be cemented in.
2. All requirements on the project are required to be completed prior to
October 15, 1998.

DESIGN REVIEW SUBJECT: Landscaping, etc.
DATE: August 11,1998
APPLICANT: Denny Jones, Denny's Wrecker, 4705 Yellowstone Ave.
PROJECT: Landscaping, paving and fencing at 4705 Yellowstone Ave.
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steven Smart, Cary Campbell,
Jerry Rowland, Eric King, Ron C. Conlin,. Jim Phelps and Gerd Dixon.
Denny Jones was present to show a plan of landscaping and fencing.
The site plan only shows a 6' landscaping strip on Yellowstone Ave., the landscaping
requirement is 10'.
Discussion about when parking lot is paved, how will drainage be handled.
After discussion, it was decided Mr. Jones is required to install a 8' landscaping strip, with
automatic sprinkling.
The following deadlines were set:
1. 8' landscaping requirement is required to be in prior to September 15, 1998.
2. Fencing facing Yellowstone Ave. is required to be installed prior to June 1, 1999.
