Re: Janet Roger's, 1070 McKinley, proposal for a manufacture home sales at 4618 Yellowstone
Avenue.
The property is Don Andrus where the horse trailer sales has previously been.
Janet: They will lease the ground for a year with the option to buy in a year. They want paved
parking and landscaping at an affordable price. They will have skirted display homes.
They will bring the new trailers off of Linden onto their property for the display homes.
This would just be a display lot where they display them. They will be sold off once a year.
They are four seasons manufactured homes
The set back between the shed and trailer need to be increased to 6 feet minimum.
The shed is a fire hazard. The fire department will need to do an inspection on it.
The handicapped parking space needs to be identified, along with handicapped bathrooms.
Customers will enter and exit off of Yellowstone. They need to put something there to stop
people from backing out onto Yellowstone.
The water needs to be kept on site and may need to be pretreated through a perk and a dry well.
Another option would be to run the water off of the gravel to the east and avoid the dry well.
They will put concrete toward the houses. The landscaping needs to be sprinkler irrigated.
It will need to be use turf for the green area; the landscape area should be grass. They need a
business license and certificate of occupancy.
The sign needs to come through design review before it is put in.

Summary of Design Review Requirements:
1. They will hook up to sewer and water
2. Parking needs to be arranged so that backing off onto Yellowstone is not allowed
3. Bathroom accessible for handicapped in office.
4. A design review for sign.
5. The landscape area need to be sprinkled turf
6. Dust containment may be necessary if dust becomes a problem.
7. Asphalt or concrete parking.
8. Water run off handled on property.
9. Exit and entrance off of Yellowstone.
10, If the property is eventually purchased, one access may be required to be eliminated and
the remaining access changed to "street -type" approach.

To the Committee:
As for your letter of Sept. 21, 1999 regarding the development of 4937 Yellowstone into
"Sharkeez", a second hand store, I respect fully submit a floor plan & site plan of the proposal
site.
All of the conditions in your letter are acceptable. All work will be done as specified. My
intention is to allow "Sharkeez" tho use the building with walls to remain where they currently
exist, but we will need to widen and improve the bathroom door to accommodate ADA
requirements.
There will be more than sufficient parking and ADA access. It is my interest to do a quality
project on this little house to help improve its eye appeal and make a viable investment out of it.
I feel it will be a nice addition to the area.
I have had problems in the last two years keeping quality tenants in the home due to the
commercial location.
I appreciate your help in this endeavor.
