Expansion of the commercial complex to include addition of a
30'x 48' shop building.
Present: Steve Smart, Attorney Thomas J. Holmes, Jerry Rowland, Merlin Miller, Ray Griffin,
Ron Conlin and Larry Kohntopp-
Kimm Waldram was present to present his site plan for an additional building to the east of his
building at 265 E. Chubbuck Road.
Mr. Waldram asked about water and sewer hook up. He said there will be a toilet and sink only.
Discussion about where the water and sewer will hook up. Steve will check and let Mr.
Waldram know.
Mr. Waldram was asked to place the building so as the employee paved drive parking
requirements are addressed.
Discussion about 10' landscaping with automatic sprinkling requirement. Mr. Waldram said the
State tore out his landscaping and he does not know if they are going to replace as was.
Steve checked and said it was doubtful the landscaping would be replaced by the State.
After discussion, it was decided Staff will talk to the Mayor about who should replace the
required landscaping.
Design Review Committee approved the site plan as presented, subject to the required paved area
to the building be installed, or the building being positioned such that the requirement is
met.

DEVELOPMENT REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Development Review Team consisting of the: Building Official, City Planner,
City Engineer, Fire Marshal and other City staff as required. The Development Review
Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (8) eight sets of drawings at least one week in advance of your
scheduled meeting. Formal reviews of your plans or project by City staff is conducted
after formal application. Once you make your appointment and it is verified, it is very
important to keep that appointment so others can be scheduled accordingly.

PROJECT TITLE: Cellular Tower - Co -location.
PURPOSE OF REVIEW: Possibility of locating a tower at Fire Station, or on City
Property.
Present: Steve Smart, Attorney Thomas J. Holmes, Jerry Rowland, Merlin Miller, Ray Griffin,
Ron Conlin and Larry Kohntopp.
Alan Water and Frank O'Leary, New Com Wireless were present to explain their proposal.
Mr. 0' Leary explained they are looking for a site around Chubbuck. They proposed the tower be
located at the Chubbuck Fire Station, they said they have a lease agreement with several
cities in the area. Pocatello and Twin Falls both have New Com Wireless towers on their
properties.
Mr. 0. Leary explained the pole would be wood and be approx. 90'high. They would need
approx. 8' dia. for the pole, and approx. 8'x 14 1/2' for an equipment control building. The
tower can also be attached to the Fire Station itself.
The lease agreements are usually a 5 year option, with increases up to 3% per year, or some kind
of a trade off by using the tower to help City communications. Mr. 0' Leary said he
thought the City of Pocatello is collecting $2,700. annually for their leasing of property. It
just depends on what the City's needs are.
Eric King said he did not have a problem with it being location somewhere at the Fire Station.
After discussion, the Committee asked New Com Wireless Representatives to present a site plan
of where the tower and equipment building will be and present at a Design Review
Meeting with Mayor Cotant present.
