PROJECT TITLE: Leo's Restaurant/Arcade - 224/230 E. Chubbuck Road.
PURPOSE OF REVIEW: Finalize Design Review Requirements for Leo's Restaurant/Arcade
at 224/230 E. Chubbuck Road.
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steve Smart, Jerry Rowland, Ray
Griffin, Eric King, Ron Conlin and Larry Kohntopp.
Gary Ratzlaff and Gene Hancock were present to present an amended site plan showing 1) One
access easement on the west property line. 2) Rearrange parking lot with diagonal parking
spaces instead of straight in and out. 3) Dumpster moved.
Mr. Ratzlaff was asked if they would be willing to move the access easement shown to the
Mystique property to the other side of building to the north. Mr. Ratzlaff said he thought
the owners would be willing to move the access on the north side of the building.
Mr. Ratzlaff was asked if they would be willing to eliminate the access facing the cross access to
south of the property. Mr. Ratzlaff said he did not thing this would be a problem.
Staff approved the site plan as presented subject to the following changes:
1. Drainage areas and graveled area are required to turf rather than gravel.
2. Eliminate the access from the common access at the front of building.
3. Access on south side of building be moved to the north side of the building, (Mystique
Access).
4. Parking waiver is required from the Council.
5. Mr. Ratzlaff will bring a site plan showing these changes to Larry Kohntopp for final
approval.

DEVELOPMENT REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Development Review Team consisting of the: Building Official, City Planner,
City Engineer, Fire Marshal and other City staff as required. The Development Review
Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (8) eight sets of drawings at least one week in advance of your
scheduled meeting. Formal reviews of your plans or project by City staff is conducted
after formal application. Once you make your appointment and it is verified, it is very
important to keep that appointment so others can be scheduled accordingly.
