PROJECT TITLE: Premier Technologies Addition, a rental building
LOCATION: SW comer of Industry Way and Southside Way (5695 Industry Way)
PURPOSE OF REVIEWS: Appeal of utility placement
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steve Smart, Eric King, Jim
Phelps, Ray Griffin, Merlin Miller
Cory Martin represented Premier Technologies. Their customer is concerned with the sewer and
water lines on the south side of the street.
Their responsibility would be a man hole, cut pavement street patch one for water and one for
sewer.
The staff put the following requirements on the project.
1. A building permit will be issued when they have a list of possible uses
2. Public sewer be a 8" minimum. They may want to go a 12"
3. They extend a 16" water line along the approved frontage of this building in the street.
The city will pay the material difference between 16" and 6".
4. They will build a type 5 non -rated building with sprinklers.

Just a followup memo of the Design Review negotiations between the City of Chubbuck and
Premier Technologies, held 2:30 PM, October 23, 2001. Mayor Cotant, Steven Smart, Larry
Kohntopp with the City of Chubbuck, and Doug Sayer and Mike Ryan of Premier Technologies
in attendance.
1. Since the proposed building will front Industry Way and since both water and sewer are
available in Industry Way, said utilities will be provided from Industry Way.
2. Only services sized for the proposed building will be allowed. Absolutely no provisions
made for extensions of services for future, additional development from the utility hookups of
the proposed building.
3. Future development off either side of Southside Way will require the installation of water
and sewer services in the street right-of-way from Industry Way west the full frontage of any
future development.
4. All Building Permit requirements must be satisfied.
5. All Fire Department requirements must be met.
6. Approved Street standards must be met as cuts in the street are backfilled and repaired.
7. All other Design Review requirements not mentioned, but covered in previous DRC
meetings, must be met other than items 1,2, & 3.

DESIGN REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the: Mayor, Building Official, City Planner,
City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review
Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (6) six sets of drawings at least one week in advance of your
scheduled meeting. Formal reviews of your plans or project by City staff is conducted
after formal application. Once you make your appointment and it is verified it is very
important to keep that appointment so others can be scheduled accordingly.
