Chubbuck Road PURPOSE OF REVIEW: Site Plan approval. Present: Mayor John 0. Cotant, Attorney Tom J. Holmes, Steve Smart, Richard Webb, Ray Griffin, Merlin Miller, Ron Conlin, Jim Phelps and Larry Kohntopp. Gary Chisum, Pro -Builders was present to present the site plan. Steve Smart said he would prefer the property slope towards W. Chubbuck Road using the landscaping as the area for pretreatment of storm water. Jim Phelps pointed out the landscaping in place now bums up every summer, last summer the grass did not come back. The sprinkler system needs to be repaired. The fire hydrant on the west side of property does not work, Fire Department has not be able to get Steve Vigliaturo, property owner to repair it. When repaired there needs to be a three foot clearance around the fire hydrant. Mr. Chisum said the road from W. Chubbuck Road to Smith's will be repaired and leveled. Discussion about Deed of Dedication. After reviewing, the site plan was approved subject to the following conditions: Discussion about Deed of Dedication requirement. 1. Fire Hydrant is required to be repaired with a three foot clearance, around it. 2. Separator Catch Basins are required for storm drainage retention. 3. 10' landscaping requirement with automatic sprinklers. 4. Deed of Dedication required. 5. Address on building - 150 West Chubbuck Road. 6. Knox box is required. 7. Sign permit is required to go before Design Review Committee. 8. Repair road from West Chubbuck Road to Smith's Food King.* CITY OF CHUBBUCK, IDAHO DESIGN REVIEW MEETING APPLICATION The purpose of this application is to establish a meeting and review time with the City of Chubbuck Design Review Team consisting of the: Mayor, Building Official, City Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon This team will work in unison, with you, to establish the criteria for your project as it relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an informal review and is only conducted on submitted applications. This is a review team not a design team. Provide (6) six sets of drawings at least one week in advance of your scheduled meeting. Formal reviews of your plans or project by City staff is conducted after formal application. Once you make your appointment and it is verified, it is very important to keep that appointment so others can be scheduled accordingly.
