PURPOSE FOR REVIEW: Discussion of the proposed building use and lot layout.
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steve Smart, Richard Webb, Ray
Griffin, Eric King, Ron Conlin, Jim Phelps and Larry Kohntopp.
Doug Ray and Architect Ted Booth, Wallace Architect was present to present the site plan.
Discussion about 40' and 60' approaches from industry Way to Siphon Road. After discussion, it
was decided the approaches are okay.
Design Review Committee reviewed the site plan.
The site plan is approved subject to the following conditions:
1. Fire Chief King asked for an 81/2" x 11 " blue print of the building, so Fire Department
can make sure there is enough water supply.
2. Fire Department asked for a copy of fire sprinkler system.
3. Fire Department asked for a copy of fire alarm system.
4. Knox box is required.
5. Required to have enough fire hydrants on site.
6. The 60'multi wide approach was approved because of the street being a small local
access street.
7. Address is required to be clear and visible from Industry Way.
8. 10' landscaping with automatic sprinklers required by May, 2003.
9. Business owner was not sure if a sign will be needed at this time, if so, they are
required to bring the request before the Design Review Committee.

DESIGN REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the: Mayor, Building Official, City Planner,
City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review
Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (6) six sets of drawings at least eight days in advance of your
scheduled meeting. Formal reviews of your plans or project by City staff is conducted
after formal application. Once you make your appointment and it is verified, it is very
important to keep that appointment so others can be scheduled accordingly.
