PURPOSE OF REVIEW: Site Plan Approval.
PRESENT: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Richard Webb, Eric King, Ron
Conlin and Larry Kohntopp.
Gene Hancock and Rodney Burch were present to present a site plan for 485 West Chubbuck
Road.
Gene Hancock stated his son is a dentist, one of the buildings on the property will be his.
Gene Hancock and Rodney Burch were told the access on W. Chubbuck will be required to be
moved to the farthest east of their property, the access on Hawthorne Road will not be
allowed.
Mr. Hancock said building placement has not be decided as of yet.
It was stated the utilities will come from Hawthorne Road.
Discussion about the fire hydrant placement, FC King will have to look at the final layout of the
buildings before a decision is made.
Gene Hancock was told he will be required to dedicate enough property for a 66'Hawthome
Road right-of-way, (whatever land required to have 33'on their side of Hawthorne Road).
The street approach on West Chubbuck Road will be 40'maximurn street type radius.
After discussion, Mr. Hancock was told he is required to apply to be on the Land Use &
Development Commission Meeting in July for a zone change.
It was suggested the property be platted as two lots.
Design Review Committee was in favor of the two buildings and the type of businesses
proposed.

DESIGN REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the: Mayor, Building Official, City Planner,
City Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review
Team meets every Tuesday morning between the hours of 10:30 and 12:00 Noon.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (6) six sets of drawings at least eight days in advance of your
scheduled meeting. Formal reviews of your plans or project by City staff is conducted
after formal application. Once you make your appointment and it is verified, it is very
important to keep that appointment so others can be scheduled accordingly.

APPLICANT: Vince Benedetti/Interstate Seal Systems
PROJECT TITLE: Business and site plan at 4823 Valenty Road.
LOCATION: 4823 Valenty Road
PURPOSE FOR REVIEW: This is a non -conforming use as a residence. The owner
wishes to refinance and in order to do so is willing to
change the use to commercial and conditionally pen -nit the
residence in order to qualify for a rebuild rate of 100%.
PRESENT: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Richard Webb, Eric King, Ron
Conlin, Jason Mendenhall and Larry Kohntopp.
Mr. Benedetti presented his proposed site plan.
Larry Kohntopp explained Mr. Benedetti is moving his office from Pocatello to his residence on
Valenty Drive and is required to bring up his residence to commercial standards, probably
including complying with the ADA Standards.
Vince Benedetti asked for an extension of time for curb, gutter and sidewalk requirement.
Mr. Benedetti wants to refinance his home, the bank will not do it without something in writing
stating 100% of the home will be paid back in case something happens to it, Mr.
Benedetti said he understands why the ordinance, but feels he is being treated differently
because he the only person in town that cannot refinance his home.
Larry Kohntopp was directed to check around with City of Pocatello and Idaho Falls, they have
ordinance addressing this concern. Larry Kohntopp will also check with Chubbuck Land
Use and Development Commission about their feelings on the ordinance.
City Staff will get back with Vince Benedetti.
