Site Plan review
Present: Mayor John 0. Cotant, Steve Smart, Ray Griffin, Charlie Dickman, Ron Conlin, jean
Higgins and Larry Kohntopp.
Becky and Bill Robinson were present to present a site plan for 4876 Yellowstone Ave, (formerly
BJ Rentals), stating they want to add businesses to the complex. Check Savers is now
located at the Chubbuck Road and Yellowstone Ave complex. Lonesome Dove is a new
business in Chubbuck.
Becky said there will be 2 handicap parking spaces on the north side of the building.
PAID Smart stated the crosswalk will be at the Yellowstone Ave and Ward Drive Intersection.
The following was discussed and required as approval:
1. Two handicap parking spaces on north side of building.
2. 10' Landscaping with automatic sprinkling on Yellowstone Ave and Ward Drive to be
installed prior to June 1", 2004.
3. Curb, gutter and sidewalk on Ward Drive to be installed prior to June 1", 2004.
4. Yellowstone Ave access will stay as is until further development of the property.
5. Parking will be across Ward Drive to the north - Parking lot is required to be paved.
6. Site triangle is required to be clear.
7. Building permit will be issued if egress and ingress meets City Code.
8. Becky and Bill Robinson are required to present an updated site plan to Larry
Kohntopp.

Pursuant to our discussion at Staff Meeting on November 12, 2003, 1 understand that Bill
and Becky Robinson will be in for a design review of the property located at the comer of Ward
and Yellowstone and that you will provide us a site plan of your proposed improvements ahead
of time.
It would be helpful if we had a breakdown of the square footage of the building that
would be occupied by your tenants so we can do a calculation for parking requirements, etc.
Additionally, as I mentioned at the Staff Meeting, we will likely require landscaping in
front of the building pursuant to our I ordinance, which would eliminate the parking that has been
done in front of the building and which we have discussed with various people interested in that
building from time to time as being a potential hazard.
If you have any questions, don't hesitate to call; otherwise, I will plan on seeing you and
the Robinsons at 10:30 on Tuesday, November 18.
