Jay Christensen, Realtor:
Discussion of possible Master Plan and residential subdivision at 5401 Whitaker Rd.
Items discussed:
I - Mr. Christensen was encouraged to develop a Master Plan.
2. Mr. Christensen showed several options for development.
3. Larry Kohntopp explained an Infill Development provision from the City Code which allows
for a 15% increase in density subject to City Council approval.
4. Mr. Christensen questioned city staff and Attorney Tom Holmes as to sewer, streets,
subdivision layout, probability of approvals, and application deadlines.

City of Pocatello/Grumbein:
Discussion the possibil . y of Industrial rezone at 231 Biway Avenue-autg_.parts salvage sales.
Items discussed:
I - Rezone only the back half of the lot.
2. 20' buffer requirement for Industrial uses against Residential uses.
3. Residence could exist as a non -conforming use.
4. Access through Charlie Frasures to the backside of Steve Grumbein's lot.
5. Pocatello will contact Charlie Frasure as to the availability of an adjacent lot in the existing
industrial zone.
6. This is an effort by Pocatello to relocate a Pocatello businessman in order to facilitate a TIFF
district.

Darris Ellis:
A "Shared streer was granted off W. Chubbuck Rd. on the west side of the proposed church lot.
This street would also be required to provide access from w. Chubbuck Rd. to future
development to the west of the church lot.
It was Pointed out that accesses between this point and Philbin Rd. would likely not be allowed.
