Present: Mayor John 0. Cotant, Tom Holmes -City Attorney, Steven Smart, Larry
Kohntopp, Rob Ray -Tree Committee, Eric King, Jean Higgins, Ken Quinn,
Tracy Letzing -Tait & Associates and Paul Pascorelli -CM Architects for WalMart
Meeting commenced at 10:32 am.
Pascorelli described the scope of his work and proposed project for expanding the garden center
at WalMart. He shared his informal preliminary drawings of Options #1 and #2. He said pallets
of stock now stored in the parking area would be brought into the new storage area.
Staff discussed parking area gained vs. parking area lost. Letzing said they still need to confirm
the actual parking figures. Pascorelli noted that WalMart likes to maximize parking, and the
usual goal is a 5: 1000 ratio.
Ray asked if the usual chainlink fencing with slats would be used to enclose the area. Pascorelli
said they can meet city requirements. He said there will be a double egress door and access gates
with ramps in the front and back.
Larry asked if the project will affect existing landscaping. Pascorelli said it would not, unless the
location of the expansion were changed.
Steve asked how high they would be stacking. Pascorelli said three levels are planned. Eric
asked if the new area would be spninklered. Pascorelli responded that no canopy at all was
planned for the storage, so Eric confirmed it would be considered "high -pile storage." It would
probably just be 12 -foot fencing. Pascorelli said no masonry materials would be stored along the
fence.
Staff had positive feedback. Some commented on the improved parking. Jean noted there would
be less calls to the Police about theft.
Larry asked Pascorelli and Letzing to figure the parking and to bring us the totals. Ray said he
will update Staff on the permit status. Steve said there was no need for another meeting.
Meeting adjourned at 11:01 am.

ESIGN REVIEW MEETING APELICATIO
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the Mayor, Building Official, City
Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required.
The Design Review Team meets every Tuesday morning between the hours of
10:30 and 11:30 AM.
Thi's team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on submitted applications. This is a review team
not a design team. Provide (10) ten sets of drawings, (8 1/2 X 11), at least eight days in
advance of your scheduled meeting. Formal review of your plans or project by City
Staff is conducted after formal application. Once you schedule your Design Review,
it is very important to keep that appointment so others can be scheduled accordingly.
