Site Plan Approval.
Present: Mayor John 0. Cotant, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp,
Randy Severe, Merlin Miller, Eric King, Rob Ray, Jason Mendenhall and Ron Conlin.
Mike Gilea presented another site plan for a Ice Cream/Coffee Shop at 230 E. Chubbuck Road.
Mr. Gilea said he will not have time this year to get the pen-nanent building constructed,
so he is asking the City allow him to use a temporary building until he can get the
pen-nanent building constructed.
Mr. Gilea stated he is removing the house that is at 230 E. Chubbuck Road now.
Mr. Gilea said he will not be able to pave the drive way now, he asked the City allow him to
install gravel only, now. Mr. Gilea was told there will have to be a time limit set on when
the improvements are required to be completed.
Mr. Gilea said he is not sure he can be open in the temporary building while he is constructing
the permanent building.
Mr. Gilea stated he will start on the permanent building in March, 2005 for a May Opening.
There will be no platting requirements this time, but if the property is further divided, they will
be required to go through the platting process.
FC Eric King told Mr. Gilea he is required to contact EPA or some agency that deals with
asbestos in removing the existing structure.
Design Review Committee approved the site plan as presented with a 7' landscaping with
automatic sprinkling requirement across from the permanent building, opening up to a 10'
landscaping with automatic sprinkling.
1. 10' Landscaping requirement with automatic sprinkling with exception of above.
2. June 1 ", 2006 is the deadline for pen-nanent building to be in compliance and
completed.
