Site Plan for Castillo's Plaza, 4963 Yellowstone Avenue.

The basic concept is ok. We do need a drawing to scale by a professional.
The parking space needs to be adjusted. Since they don't know the tenants they will have they I
space for each 250 sq ft. to work for both retail and office.
We need to have on the drawing:
1. details on how the storm drainage will come off of site. It needs to be contained on site
2. Restaurant requirement is 1500 gallon interceptor (grease) system..
3. The lot will need to platted.
4. Parking spaces I space for each 250 sq. feet.
5. A dumpster pad enclosed on three sides
a question about the last two 20' units on the end because of the parking requirement.
6. Between the restaurant and the store needs there needs to be a minimum of 20 feet.
7. Address becomes a issue. It need to be visible from the street.
8. A knox box is require one for restaurant and one or two for the strip mall
9. Fire hydrant will have to be put on the property.
Parking and driveways on the drawings. Need it drawn to scale with the correct demensions of
the lot.
The restaurant will be drive through except 2 or 3 tables inside.

They need to have:
1. Dumpster in a three sided enclosure.
2. Dust collection system.
3. Stonn water retention on site.
4. Spray approved booth.
5. Knox box mounted on the outside of the building.
6. Address visible from the street.
7. Extinguishing system in paint booth
8. Landscaping
9. Storm water retention.
10. Slope approached so the water doesn't run off the driveway but into landscape swales
The Jensen discussed their wood working shop. They will be doing finishing work and will need
an approved booth. They plan on building a booth within the next four months. They can't get a
certificate of occupancy until everything is done.
