PROJECT TITLE: Chubbuck Retail LOCATION: 150 Bullock Street PURPOSE FOR REVIEW: Redevelopment of an existing site from a 20,000 ft Grocery Outlet to two retail buildings. Present: Mayor Steven M. England, Attorney Tom Holmes, Steve Smart, Larry Kohntopp, Ron Conlin, Randy Severe, Ray Griffin, Eric King and Merlin Miller. Don Stanley, CLC Associates was present to present the site plan. Mr. Stanley stated the owners would like to redevelop the existing site, (Grocery Outlet) to two separate retail buildings, one being a strip mall and the other a potential restaurant. Mr. Stanley said they would like to demolish the Grocery Outlet in May, having the development completed by September V, 2006. Mr. Stanley asked if the development can be done as a short plat. PWD Smart stated a short plat will work, but if there is another split the developer will be required to go through the platting procedure. PWD Smart expressed concern about the storm water management on the east side of the development. Design Review Committee approved the site plan as presented subject to the following conditions: 1. Required to apply for a short plat. 2. Storm water is required to be collected and contained on site. Considerable discussion on how this is to be completed. Developers will work with City Engineering Department. 3. Required landscaping with automatic sprinkling, including required trees. 4. Any food establishment is required to have a 1500 gallon grease interceptor. 5. Required to have a 40' radius street approach. 6. Knox box is required. 7. Clear address on front of building. 8. Required to meet all sanitation dumpster pad requirements. 0WA 02-27-'06 14:44 FROM- T-711 P02/02 U-886 CITY OF CHUBBUCK, IDAHO DESIGN REVIEW MEETING APPLICATION The purpose of this application is to establish a meeting and review time with the City of Chubbuck Design Review Team consisting of the Mayor, Building Official, City Planner, City* Engineer, Fire Marshal, Police Chief and other City staff as required. The Design Review Team meets every Tuesday morning between the hours of 10:30 and 11:30 AM. This team will work in unison, with you, to establish the criteria for your project as it relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an informal review and is only conducted on Submitted applications. This is a review team not a design team. Provide (10) ten sets of drawings, (8 1/2 X 11), at least eight days in advance of your scheduled meeting. Formal review of your plans or project by City Staff is conducted after formal application. Once you schedule your Design Review, it is very important to keep that appointment so others can be scheduled accordingly.
