APPLICANT: Gantol Land Company, Blackfoot, Idaho 83221.
PROJECT TITLE: Business Park Expansion.
LOCATION: Industry Way and Southside Way.
PURPOSE FOR REVIEW: Site Plan Approval.
Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp,
Ron Conlin, Ken Quinn, Ray Griffin and Eric King.
Dennis and Devin, Harper -Leavitt Engineering the Gantol Representatives presented the site
plan.
Discussion about the following:
The three new buildings will be like the three existing building on adjacent property.
2. Stated they will take care of dust abatement issues.
3. Discussion about them having a designated irrigation water meter.
4. Discussion about driveway between the two sets of buildings.
5. All accesses should go to South side Way.
After discussion, Design Review Committee approved the site plan subject to:
1. Fire Department requested the building be sprinkled.
2. Some sort of Dust Abatement is required.
3. All accesses will be to South side Way, no access to Yellowstone Ave.
4. Required to install street type radius approaches.
5. No access to Yellowstone Ave.
6. Clear addresses on buildings.
7. 10' Landscaping with automatic sprinkling on street side, with 5% interior landscaping.
8. Water and Sewer shall be extended across length of property frontage along South side
Way.
9. Sanitation pad with 3 sided covering as required.
10. Sewer and Water connection to each building.
11. If any type of food operation required to install the required 1500 grease interceptor.
12. Required to have a Knox box on each building.
13. Developer is required to discourage a business that needs sewer pretreatment.

DESIGN REVIEW MEETING APPLICATION
The purpose of this application is to establish a meeting and review time with the City of
Chubbuck Design Review Team consisting of the Mayor, Building Official, City
Planner, City Engineer, Fire Marshal, Police Chief and other City staff as required.
The Design Review Team meets every Tuesday morning between the hours of
10:30 and 11:30 AM.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on Submitted applications. This is a review team
not a design team. Provide (10) ten sets of drawings, (8 1/2 X 11), at least eight days in
advance of your scheduled meeting. Formal review of your plans or project by City
Staff is conducted after formal application. Once you schedule your Design Review,
it is very important to keep that appointment so others can be scheduled accordingly.
