Conceptual Site Plan Approval.
Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp,
Ron Conlin, Randy Severe, Ray Griffin, Monty Mecham, Merlin Miller and Eric King.
Jared Bragg, Harper -Leavitt Engineering, Inc. was present to present a site plan for a Gymnastic
and Dance Studio on Lot 1 in Victorian Village 2 n Addition.
Larry Kohntopp stated the City will require an exploration hole be dug to make sure there is
enough room for fittings between the water line and siphon. Mr. Bragg stated it will be
taken care of.
After discussion, Design Review Committee approved the site plan with the following
conditions:
1. Temporary access as presented on the site plan. Required to show a permanent access
on her east property line on the preliminary plat she applies for.
2. Required to comply with City Code Landscaping requirements. Rear yard setback 40',
20' buffered by a fence and trees adjacent to Victorian Village Subdivision along
Mandy Zwiegort's property. Trees are required to be from City's Tree list.
3. Storm water drainage to be contained on site. Required to present a plan to Sean
Harris, City Engineer.
4. Victorian Village Subdivision shall be shielded from outside lighting.
5. Required to have a knox box.
6. Fire Hydrant is required to comply with Code, along with an all weather road for
emergency vehicles to get to the fire hydrant.
7. Required to have a clear address on the building.
8. Residential sanitation container should be alright, if not they are required to have a
dumpster with an enclosed pad that meets City Code.
9. Required to appear at a Design Review Committee Meeting showing elevations and
what the building will look like.
