PURPOSE OF REVIEW: Site Plan Approval for Chapel at 4883 Valenty.
Present: Steve Smart, Attorney Thomas J. Holmes, Larry Kohntopp, Ron Conlin, Randy Severe
and Eric King.
Marshall Rossiter Architecture was present to present the proposed site plan.
Marshall Rossiter stated they would like to start building in August, 2007, but these are the very
preliminary stages to see what they can, and cannot do. If everything is okay they will
proceed with their fund raising.
After discussion, Design Review Committee approved the site plan with the following
conditions:
I - Discussion about required parking spaces. They are short a few parking spaces, but felt
they could use their neighbor's parking lots on Sundays. Mr. Rossiter stated they can
get agreements with the neighbors.
2. Sign will be on the Chapel. They are required to present a sign plan to the City.
3. 10' Landscaping with automatic sprinkling system on Valenty. Landscaping as
required by Code around the property.
4. Storm water drainage is required to be on site. They will work with City Engineer.
5. Radius curb cut is required.
6. Exterior lighting should be shielded to Drotect neighbors
7. Knox Box is required.
8. Fire Hydrant is required to be within 400', 600, if the building is sprinkled.
9. Address is required to be visible from the street.
10. The building is required to be ADA Compliant.
11. Required to apply to the Land Use & Development Commission for a conditional use
permit for a Church.

The purpose of this application is to establish a meetina and review time with the City of
Chubbuck Design Review Team consisting of the 'Mayor, Building Official, City
Planner, City Encrineer, Fire Marshal, Police Chief
1� and other City staff as required.
The Design Review Team meets every Tuesday moming between the hours of
10:30 and 11:30 AM.
This team will work in unison, with you, to establish the criteria for your project as it
relates to the adopted ordinances of the City of Chubbuck. Keep in mind, this is an
informal review and is only conducted on Submitted applications. This is a review team
not a design team. Provide (10) ten sets of drawings, (8 1/2 X 11), at least eight days in
advance of your scheduled meeting. Formal review of your plans or project by City
Staff is conducted after formal application. Once you schedule your Design Review,
it is very important to keep that appointment so others can be scheduled accordingly.
