PURPOSE OF REVIEW: Site Plan Approval. Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Andy Despain, Paul Andrus, Ron Conlin, Randy Severe, Ray Griffin, Eric King and Merlin Miller. Mike Bird and Gary Gibson, American Heritage were present to present the site plan. Mike Bird was told the accesses shown on the site plan are okay. The site plan was approved with the following conditions: 1. Mike Bird,American Heritage said he will work with City Building Inspector Ray Griffin with any signs that are not attached to the building. 2. Water service as per City Code. 3. Storm water drainage is required to be contained on site. 4. Outside lighting shall be shielded to stay on property. 5. Steve stated he thought the platting is okay and finished. 6. Knox box required. 7. Discussion about medical gases, the Fire Department requires a copy of the building plans. There might be a requirement of sprinkling in a room, if there are medical gases used or stored. 8. Three sided dumpster enclosure required. American Heritage will work with Ray Griffin. 9. Required to get a residential waste water permit. 10. Required to apply and receive a business license. 11. In reviewing the requirements for a radius approach to the storage units at 4532 Burley Drive for Dale Willie it has presented some issues for his design. The radius approach would not leave much room for landscaping and would make the approach be placed such that it would be running into the middle of the building. Therefore he is requesting a 20 ft curb cut, as shown on the site plan at the design review, at the north side of the roperty. his would be consistent with the rest of the businesses on Burley such as the other storage units,Jacks Auto body which was built when doing the new road. He has provided room to pull the vehicle onto the property before having to open the gate for entry. I would recommend that we allow this. I need to have a response from each of the Design review committee members.
