HomeMy WebLinkAboutDr Geraldine's 94 Jun 28DESIGN REVIEW COMMITTEE DECISION Date: Applicant: Project: June 28, 1994 Mr. and Mrs. Crookston Geraldine Bake Shop, corner of Burley Drive (proposed to the north) and Chubbuck Road The building plans presented by applicant were reviewed by the Design Review Committee. The plans show two entrances off of the proposed Burley Drive; however, those entrances cannot be used until Burley Drive is completed. Applicant will be asked to make a commitment to participate in the construction of Burley Drive when appropriate. The south entrance off Burley Drive is to be eliminated from the plan so that only the north entrance from Burley Drive and the Chubbuck Road entrance will be in place at the point in the future when Burley Drive is put in. The trees that would normally be required in the landscaping along Budey Drive are to be clustered in the southeast corner of the property, but not within the sight triangle. Curb, gutter and sidewalk along Burley Drive will be deferred until such time as Burley Drive is developed. The landscape strip along Burley Drive may be reduced to three feet to accommodate the building and property setback requirements as well as parking. A green area shall be placed on the southeast corner of the building itself to slow down traffic going around the building. The above decision is based upon Title 18 of the Chubbuck Municipal Code and specifically Chapter 18.14 regarding landscaping. DATED this // day of 7~_ .z~/e 1994.
