DESIGN REVIEW SUBJECT:
Proposed Storage Sheds on East Chubbuck
Road - ISS Construction, Gary Ratliff.
DATE: January 7, 1997
APPLICANT:
Gary Hatliff, 4970 Apache.
PROJECT: Site Plan Review - Storage Sheds on East
Chubbuck Road.
Present: Mayor John O. Cotant, Attorney Holmes, Steve Smart, Kent
Kearns, Ron Conlin, Cary Campbell, Larry Kohntopp and Charlie
Dickman.
Ratliff presented a site plan for proposed storage sheds on
property he purchased on East Chubbuck Road. Mr. Ratliff
stated he also plans four-plexes on the north end of property.

Ratliff presented a site plan at Design Review Meeting, July
2~ 1996. The site plan presented at that time was denied
because of an access Mr. Ratliff wanted on E. Chubbuck Road.
Mr. Ratliff was told at that time to present a site plan to
City that does not show an access on E. Chubbuck Rd.
Ratliff said he sold the southwest portion of his property.
Mr. Ratliff said there are no recorded easements on the
property he sold.
Kent Kearns expressed concern, Mr. Ratliff~s site plan still shows
an East Chubbuck Road access.
Design Review Committee suggested Mr. Ratliff present a site plan
that shows a Burley Drive access at a minimum of 150' from
East Chubbuck Road.
Design Review Committee said with the site plan presented today,
there will be no temporary access allowed to East Chubbuck Rd.
After discussion, Design Review C '
ommlttee denied the site plan
presented, based on~ the East Chubbuck Road Access request is
too close to railroad tracks. The site plan does not meet the
Access Management Guidelines.
