Request for a commercial complex on third
lot from Yellowstone Ave. in Diamond Court
Subdivision.
Present: Mayor Cotant, Attorney Tom Holmes, Steve Smart, R. on
Con].in Cary Campbell, Charlie Dickman, Gerd Dixon, Jerry
Howland, Jim Phelps, Kent Kearns and Larry Kohntopp.
Tom Arave presented a proposed site plan showing a laundromat,
tanning salon and Nr. Mower~ a mower repair shop.
Discussion about Access Management Policy. PWD Smart suggested
there be one access instead of the two accesses shown on the
site plan. Gerd Dixon and Steve will work with Mr. Arave on
suggested location of accesses. Mr. Arave was told he should
install radius type approaches~ rather than curb cuts. Steve
said there will be consideration for another access to the
undeveloped north.
Cary stated he has not checked, but parking space requirements
should be okay. Car¥ will review.
Steve and Gerd explained how they would suggest the storm run off
be addressed. Mr. Arave said he planned on running the storm
water to the canal. Steve suggested the storm water be drained
to a swale~ then if approved by Bureau of Indian Affairs the
water will be drained into a storm drain system, then into
· the Chester Drain. Mr. Arave will work with Steve and Gerd
while addressin~ the storm water run off.

Arave said his plan is to finish the project, with all
requirements ex,sept landscaping~ being complied with prior to
~anuar~ 1~ 1998.
Mr. Az'ave stated he will have the landscaping requirements finished
prior to June 1, 1998.
