Chubbuck Road, Chubbuck, Idaho. Site Plan approval. Present: Mayor John O. Cotant, Attorney Tom Holmes, Steve Smart, Jerry Rowland, Jim Sempek, Eric King, Ron Conlin, Jim Phelps, Sean Harris, Dusty Whited and Larry Kohntopp. Terry Commons was present to present his proposed site plan, along with his sign application. Terry Commons was told he caunot use flashing or running reader board on his sign. City will amend ordinance to approve a running reader board. Mr. Commons said he will use the sign other than flashing and rmming until the ordinance is amended. Larry Kohntopp stated he reviewed the parking and felt the Mistique met the parking requirements. Mr. Commons was asked provide square footage of the building and to also ask his architect to calculate the occupancy load in the areas, this will help Jim calculate parking requirements. If Mr. Commons uses Grover's Electrical for parking the City will need to see an agreement between Mystique and Grover's. Eric Kh~g asked Mr. Commons, when he gets their sprh~kler plans, to send him a copy. Discussion about hoxv wide the easement has to be. FC King stated there can be nothing placed in the easement. FC King said the easement should be an all weather road for emergency vehicles. There will need to be a knox box installed. Mr. Commons said Mystique will serve beer and wine only. Drainage is required to go to center of property. Discussion about using a swell. Mr. Commons said he would like to open on E. Chnbbuck Road around September 15 , 2000. March 15, 2000 Design Review Committee approved the site plan subject to the following: 1.10' landscaping requirement, (grass) with automatic sprinkler system. 2. No flashing or running reader board on sign, until ordinance is amended to okay. 3. Provide BO S empek with square footing of building for parking requirements along with engineering on the building. 4. Written easement needs to be recorded. 5. All weather road to from front to rear of building. 6. Required to install knox-box for Fire Department. 7. Fire Hydrant to north of the property. 8. Drainage needs to funnel to center of property. Possible use of swell. 9. Required to plat the property. 10. Required to follow all building and city codes. 11. Apply for a beer and wine license.
