Garden Oakes Subdivision
Review of requirements
Present: Mayor John O. Cotant, Steve Smart, Ray Griffin, Sean Harris, Larry Kohntopp, Myrna
Crapo, Marvin Gunter
Willard Price was present to present his plan
Mr. Price wanted to do both the preliminary and final plat at the same meeting. Sean would need
to have the construction drawings by May 15th. They have moved the park between Lori and
Smart Streets.
The 40' canal easement and athe width of Hawthorne Road Right-of-way were discussed.
Marvin Gunter would like to see double car garages ~vith no car ports. These requirements could
be put in the restrictive covenants. Mr. Price was not in favor of putting them in the restrictive
covenants, but did agree to put in the covenants that no car ports were allowed.
The lots south of Briscoe Road would be put in the restrictive covenants that no manufactured
homes could be placed in that area. Permanent metal or vinyl siding would be all that is allowed.
They must be placed on a permanent foundation.
Mr. Price agreed to construct a parking pad that would lead up to a double car garage for later use
in building the garages if they not built at the time of construction.
There would be no crosswalks other than at intersections.
A discussion was had on the proposed park are as Mr. Price didn't own the property now. The
staff discussed the city buying Block 6 lots 1 and 2 to use as part of the park area.
The following need to be included in the restrictive covenants. 1. No car ports allowed
2. Permanent metal or vinyl siding only
