Modular/Mobile Home Sales Lot
Present: Mayor John O. Cotant, Attorney Thomas J. Holmes, Larry Kohntopp, Cary Campbell,
Jerry Rowland, Eric King, Ron C. Conlin, Jim Phelps, Kent Kearns, and
Gerd Dixon.
Todd Ritter presented a revised site plan for proposed modular/mobile home sales lots.
The following is required:
1. Widened common access with City, to the maximum allowed, 40'.
2. Required gravel on undeveloped part lot.
3. Landscaping, grass and automatic sprinkler system.
4. Discussion about a berm across frontage on Yellowstone Ave.
5. Storm drainage to drain into landscape strip.
6. Parking.
Mayor Cotant suggested there be more grass around modular/mobile homes, especially the ones
facing Yellowstone Ave.. Concern about dust if too must gravel is used.
Mr. Ritter stated he wants the modular/mobile home lot to have a good residential appearance.
Mr. Ritter liked the idea of installing a berm on Yellowstone Ave. Frontage.
Discussion about proposed sign:
1. One sign - 5' high - 8' Wide into Entry Area.
2. Second sign - Mid point to north - 42' high rise sign.
Landscaping, with automatic sprinkling required around perimeter of property, on west and north
Mr. Ritter stated, there will be no change on east side of property. Automatic sprinkler
system in all green areas.
Discussion about possibility of an access agreement. Will be reviewed by Attorney Holmes.
Discussion about a trade or purchase of property. City needs to make a proposal to Mr. Ritter,
Ranch Homes.
Staff required Mr. Ritter to present a plan on green area and landscaping requirements.

Todd Ritter stated he will revise his modular/mobile home layout, showing the front 6 or 8 units
with grass around them, being fully landscaped.
Staff required Mr. Ritter to present a plan of green area to Larry Kohntopp and Gerd Dixon. The
revised plan will included his employee and customer parking plans.
