DESIGN REVIEW SUBJECT: Oakwood Homes Sales Center Relocation Site Plan

APPLICANT: Oakwood Homes
PROJECT: Sales Center relocation Site Plan
Present: Mayor John O. Cotant, Attorney Thomas J. Holmes, Steven Smart, Ray Griffin,
Jerry Rowland, Eric King, Larry Kohntopp, Ron C. Conlin, Jim Phelps, Kent Kearns, and
Gerd Dixon.
Shepherd Engineering was present to present a site plan for Oakwood Homes.
Discussion about access on Laurel Lane. Larry Kohntopp was directed to review minutes to see
what size access was allowed on Laurel Lane. The following was discussed:
1. Landscaping on Yellowstone and Laurel Lane frontage.
2. Interior Landscaping.
3. Curb, gutter and sidewalk - Larry to review minutes to see if curb, gutter and sidewalk
is required on Laurel Lane.
4. State will also issue access permit for Yellowstone Ave.
5. Need short plat presented to City prior to 21st., July.
6. Gravel Road Base on property.
7.5% interior Landscaping discussion.
8.24' Access on Yellowstone Ave.
The site plan was approved subject to the following conditions:
1. Curb, gutter and sidewalk on Yellowstone Ave.
2. Curb, gutter and sidewalk on Laurel, subject to what Larry Kohntopp finds out
reviewing prior minutes.
3. Required landscaping with automatic sprinkling system along frontage of Yellowstone
Ave. and Laurel Lane.
4. Required asphalt parking pad.
5. State will give Yellowstone access permit.
6. Required dust abatement on road base gravel on property.
7. Grass landscaping on the first two mobile homes facing along Yellowstone Ave.
8. Required to meet with Gerd Dixon on storm water drainage.
9. PWD Smart stated a short plat is required.
10. Oakwood Mobile Home Sales are required to present a final site plan.
with required landscaping, including automatic sprinkling system.
