Siphon Road PURPOSE OF REVIEW: Site Plan Approval Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Ron C. Conlin, Randy Severe, Ray Griffin, Merlin Miller, Eric King and Andy Despain. Ryan Smith, Park-A-Way RV stated he is closing his Highway 30 Shop, and would like to build a new shop at his 170 E Siphon Road address. Mr. Ryan stated the banks are slow in lending money, he is to a point he would like a footing permit prior to his platting approval from the Land Use & Development Commission and Council. Ryan Smith presented the site plan. Ryan Smith will be given a footing permit prior to the Land Use & Development Commission and Council approval, understanding that nothing else may be done prior to their approval. The following conditions are required be completed prior to further building: 1. All platting approvals. Land Use and Development Commission and Council. 2. All parking requirements are to be met. 3. 10' landscaping, with automatic sprinkling. 4. Storm and surface water are required be contained on site. 5. Required to have two separate water meters with a December 1, 2009 deadline. 6. Exterior lighting shall be shielded to stay on property. 7. Address shall be 170 E. Siphon Road. 8. Required to install a knox box. 9. They might be required to have an on site fire hydrant. Fire Marshal Merlin Miller will check and advise them. 10. Required to have a dumpster with three sided enclosure. Will get with -Sanitation people after installed to make sure pick up can be made.
