PROJECT TITLE: Anytime Fitness LOCATION: 207 E. Chubbuck Road PURPOSE OF REVIEW: Approval of site plan. Present: Mayor Steven M. England, Attorney Thomas J. Holmes, Steve Smart, Larry Kohntopp, Ron Conlin, Randy Severe, Ray Griffin, Eric King and Andy Despain. Justin and Tyler Harwood presented their site plan. Justin Harwood stated Anytime Fitness is a National Chain. There will be surveillance cameras. They are open 24-7. Rocky Mountain Engineering is doing the engineering. Justin Harwood stated they were hoping to use the water line going to the existing house on the property. The following was discussed if the project is approved: 1. Required to have a radius type approach. 2. If there is a sign other than on the building, they are required to get Building Department approval. 3.10' landscaping with automatic sprinkling system is required on Chubbuck Road frontage. 5% interior landscaping is required. 4. Storm water drainage is required to be contained on site. Probably drain to sw corner. 5. All outside lighting is required to be shielded. 6. Required to have water and sewer from E. Chubbuck Road, unless an easement agreement can be executed with Nick Crookston on property to east. Required to show easement location if resolved. 7. Steve Smart stated platting is required, a short plat might work. Discussion about putting the building on the other side of property, this might take care of water-sewer concerns. 8. The plans are required to have an architect stamp. 9. If a dumpster is required, they are to have the required three sided dumpster enclosure in compliance with City Code. 10. Required to keep dirt from tracking onto E. Chubbuck Road during construction. 11. Required to have a knox box. 12. Merlin Miller stated they might need to install a fire hydrant. Fire Department will look at factors.
